First Demolition was appointed as project and contract manager to isolate and strip out a six-storey office block in Fitzrovia for conversion into luxury accommodation. The project involved isolating and disconnecting services, the removal of glazed partitions, screed, M&E, RAF and all soft finishes back to structural components only. The success of the initial contract led First Demolition to be contracted to demolish the basement slab using diamond cutting and sawing techniques. Setting out was extremely intricate due to a complex sub-structure, necessitating the location of all ground beams and pile caps. FDS were also contracted to install tie beams in new locations to facilitate existing demolition to suit new drainage design.

All waste arising from the demolitions was removed via a first floor scaffold gantry which was supported and erected using the existing lightwell. FDS worked with the council to minimise the impact on the public.
