Largely silent demolition of a concrete penthouse atop a series of ultra prime residential neighbours. A complex web of props and planning.
FDS, across multiple phases of work completed the strip out and then the ultimate structural demolition of a 7th floor ultra prime penthouse residence. The initial phase of strip out was undertaken for Lansgrove in 2022, in which all the contents of a heavily fit and structurally dense apartment had to be removed via the internal staircase. More recently, in 2024, FDS worked with Lysander Living (acting as CM) to demolish and remove the entire concrete structure, inclusive of RAAC panels, RC beams and columns and the original substrate.
There were severe noise and vibration constraints due to the residential setting that eliminated all standard demolition techniques from consideration. As such, the approach was to cut and lift all panels, then to drill and burst all RC elements. Due to the spans of the apartment, the RC beams were very large and heavily reinforced. At their largest they were 1m2 in section. FDS developed a progressive demolition method with bespoke temporary works that would be replicated on each of the cross beams and then ultimately on the ring beams. Space was at a premium with a complex web of props, braces and sleepers. Thus, sequencing the works in a logical manner to keep the demolition and the waste clearance in lockstep was paramount. Add to this two unexpected road closures and the project never failed to keep us on our toes.
The majority of the timber utilised in the temporary works schemes was taken from the raking mansard sections of roof that held the slate tile. This eliminated the need to purchase and ultimately dispose of the same, and limited transport of materials to the site.
Also, due to the demolition process outlined above, even though no machines were used, we were able to extract the rebar from the concrete and send each waste stream off separately, thereby increasing the quality of the material sent out to secondary processing markets.
This project had a storied past. Having completed two phases of strip out and enabling at the property previously for a residential contractor, we had been involved in the conception of its demolition for some time.
However, just prior to its launch, the contractor in question went into administration. It was then taken over by the CA who developed a lean and nimble Construction Management offering to keep the project from lapsing beyond its planning window. FDS quickly engaged with the relevant partners to keep up the momentum.
