FDS were appointed as Principal Contractor to undertake circa 45000 ft2 of strip out and enabling works at this prestigious multi-use building on behalf of Cushman and Wakefield and Oxford Properties.
The works included complex disconnection and alterations between landlord and tenant services, live safety systems and access control. Careful management of all of these was essential to facilitating the execution of the main strip out, which itself comprised of 5 uniquely fit-out tenant spaces. The building remained occupied at all times so a significant portion of the works were undertaken outside of normal working hours and common parts that were used for material transit were continually marshaled, cleaned down and made safe.
A portion of the out-of-hours works was to use a cherry picker within a high-spec reception area to remove manifestations from the 1st floor atrium glazing. This involved procuring an electric cherry picker with the ability to oversail the mezzanine and even installing new tyres in addition to the floor protection to ensure no damage was done to the polished floors
As part of the enabling works FDS also reinstated 30% of the existing raised floor installation, and were able to do so by utilising its broader network to restore used tiles from other sites. This is estimated to have diverted some 55 tons of material from entering the carbon-intense eco-system of mass recycling.
In order to reach sustainability goals, bespoke architectural items such as reglet glazing and a solid timber ceiling system were removed and stored on site.
